Early Offer - Buy a Home - Counselor Realty

Your real estate agent has shown you a great home before the official open house. It's the right style, in the perfect neighborhood, and you love it. Should you seize the day and make an offer before the home is added to the list of Minnetonka homes for sale or Alexandria homes for sale? In most real estate transactions, offers come in after a house debuts on the market, and potential buyers get a chance to look at it. Some sellers will even set an "offer date" to expose the home to as many buyers as possible and get multiple offers. In some cases, however, submitting an early offer may be the best course of action.

What is an Early Offer, and When Should You Consider It?

An early offer is a bid made by a buyer on a property before it is listed on the Multiple Listing Service(MLS) or before the seller's official offer date. An early offer is a great way for buyers to get noticed before other buyers fall in love with the home at the Open House. Once the property hits the market, the seller or their agent will market the home to the best of their abilities. They'll promote the home online, schedule an open house, and set up multiple showings. These marketing efforts will attract multiple offers from different buyers.

Or perhaps you enjoy camping and would like to use a hammock instead of a camp chair. With so many options, you're bound to find one that suits you perfectly. 

  • Rope or fabric?
    Generally speaking, hammocks are generally made from loosely woven ropes for hot climates and fabric for cooler locations. But while the Detroit Lakes area is much cooler than most southern climes, summers may still be warm enough for an attractive rope hammock, if you prefer. Just keep in mind that as the weather cools down, you might wake up from your nap a little stiff. A cozy comforter may be necessary to keep you warm enough. Rope choices include cotton and polyester. Cotton is the most comfortable choice since the fibers stretch with your movements. Polyester is more durable, standing up to the tests of heat and moisture. Another modern option in fabric models is quilting. With soft fiber between two layers of fabric, quilted hammocks offer additional warmth, as well as comfort.

Housing 

Despite elevated demand for housing, construction of new homes fell in April, with the U.S. Department of Housing and Urban Development and the U.S. Census Bureau reporting a 9.5% decrease in housing starts from the previous month. Rising building costs continue to hinder affordability and inventory for many homebuyers, although shortages in labor, issues with the U.S. supply chain, and lasting impact from late winter storms have also contributed to the decline in new construction activity, putting some projects on pause for the time being.

    Mortgage rates are down below three percent, continuing to offer many homeowners the potential to refinance and increase their monthly cash flow. In fact, homeowners who refinanced their 30-year fixed-rate mortgage in 2020 saved more than $2,800 dollars annually. Substantial opportunity continues to exist today, as nearly $2 trillion in conforming mortgages have the ability to refinance and reduce their interest rate by at least half a percentage point.
