Sell a House in the Twin Cities
Reports tell us the Twin Cities real estate market is boomingHomes for sale in Minneapolis and Saint Paul are selling fast, so you think your house should sell quickly too.  Right?

Well, maybe not.

Even during a seller's market, some homes remain on the market while others around them sell quickly.  So what's the reason?  While no two situations are the same, many times, it comes down to:  price and condition of your home.

Luckily, you don't have to search high and low for the reason buyers aren't showing the interest in your property you'd like: It often comes down to six common problems. Many of them are about perception and can be fixed quickly. 

They are:

  1. It's Too Empty
    The best approach for organizing a home for sale is to move anywhere from 33% to 50% of your furniture and other personal items into storage. At the same time, you should aim to empty out about 50% of each of your closets. Less than that makes a room look desolate and hotel-like.

  2. It's Too Cluttered
    Sellers who don't get around to moving items out until late in the sales process run into this problem. Potential buyers want to be able to imagine living in a home easily. They can't do that when there's too much stuff around ... especially quirky and colorful personal items.

  3. It's Not Clean
    Cleanliness is important in general, but it can be surprisingly persuasive for would-be buyers. For example, deep cleaning your carpets, curtains, and upholstery will ensure buyers with dust or pet allergies are at ease in the space. That can make the difference when it comes to a sale.

  4. It's Too Dark
    The easiest and fastest way to make a room look bigger is to add more lighting. You can do this by changing out light bulbs for brighter alternatives or switching to thin, light-colored curtains. A dark room will naturally seem more cramped and carry with it a sense of foreboding.

  5. The Price Isn't Right
    It's essential to get help from a real estate expert when setting the price on your home. Sellers are often tempted to overprice a property based on its value to them. Pricing that gets you to your goals, however, has to be based on an in-depth analysis of conditions in the local real estate market.

  6. You're Not Marketing
    Marketing your property in the right way is essential. Although most real estate marketing is online these days, open houses and other events have a valuable role to play. You and your real estate agent can team up to ensure your property is always actively attracting more interest.
