Common Seller Mistakes to Avoid in 2024 | Counselor Realty

Putting your home on the market among Rochester homes for sale or St. Cloud homes for sale is one of the biggest financial moves you'll ever make. When any misstep could cost you dearly, taking a strategic approach is worth your while. Here are some of the worst mistakes we've seen sellers make and how to avoid those pitfalls during your selling process.

  • Not Budgeting for Selling Costs
You'll have to plan for many expenses when selling your home. In addition to things like your real estate agent's commission and closing costs, you might also have to cover staging costs, moving expenses, and home inspection fees.

Keep these expenses in mind when pricing your home or negotiating with buyers. Try to cover any immediate expenses in cash to avoid paying too much in interest or lending fees if your home doesn't sell right away.

  • Neglecting Presentation
Presentation plays a massive role in securing a high selling price for your home. Even if you take great pride in decorating and maintaining your home, you don't have the market knowledge and professional equipment needed to make it look attractive to buyers. Invest in professional staging and listing photos to show off the property's best assets and entice interested parties to make those high bids.

  • Pricing Incorrectly
You want to get the best possible price for your home, but setting your initial asking price too high could turn some buyers off. On the other hand, setting it too low could lead to lower offers and may even make some buyers think there's something wrong with the property.

List your home at a price similar to those of comparable properties in your area. Your real estate agent can help you research typical market rates in your city and adjust the price based on your home's features and condition.

  • Not Preparing for Viewings
Viewings are an inescapable part of selling a home. Preparing for them in advance minimizes disruption to your life and makes last-minute touch-ups and enhancements possible. Always keep your home clean and clutter-free and have somewhere you can go if your realtor schedules a last-minute viewing. Remember: the more buyers you can get to visit the property, the sooner you're likely to sell.

  • Trying to Hide Problems
Even though disclosing significant issues with your home will probably impact its final sale price, it's in your best interest to do so. You won't be able to hide the need for major repairs to things like your home's roof, foundation, or plumbing for long. Being up-front about these things will make the selling process smoother and help ensure that all parties approach negotiations in good faith.

  • Choosing the Wrong Real Estate Agent
Your real estate agent is your biggest ally in your quest to sell your home. Hiring the wrong one—or worse, not hiring one at all!—could cost you dearly. Take the time to find an agent you trust who knows your area well. They'll assist you with everything from pricing your home to negotiating with buyers, potentially netting you thousands more than you'd get without their aid.
